The Challenge
An extensive remodelling programme in a seventeen-storey office block poses its own challenges, but when you’re dealing with three dedicated floors – 15, 16, and 17 – when the building is right in the heart of Birmingham, and when you’re facing heavily-restricted shutdowns it becomes a significantly more difficult project. Add to this a requirement for architectural lighting, for the use of cutting-edge lighting control technology, best practice sustainability outcomes, full internal design with BREEAM compliance, and a Hilson Moran outline proposal to work from but with a requirement for a full design to be generated, and you have a challenge that few firms could overcome, let alone successfully complete.
The Solution
Our dedicated team completely remodelled the electrical distribution system, installed intelligent architectural lighting within the reception area, and a daylight harvesting lighting system for the wider office. In addition, a complete small power and containment system was installed in the offices, and the whole design was carefully crafted to comply with the exacting BREEAM sustainability standards.
The Outcome
The distribution system was successfully remodelled during severely restricted shutdown periods, and we achieved this with no disruption to the existing tenants. Our service was provided under extreme pressure, with activity primarily scheduled out of hours, and following a condensed programme, and yet we still completed everything to the client’s delight within just three months.
This project demonstrated Orton’s ability to provide a service under extreme pressure to deliver minimal disruption to its occupants, scheduling out-of-hours activities in a condensed programme.
